We will perform a comprehensive site and concept analysis at the beginning of your project, to ensure that you do not proceed until you fully understand the potential for your site as well as the roadblocks associated with the permitting and construction processes.
Due Diligence Services
Walden will perform all of your due diligence requirements, including boundary and topographic surveys, and environmental site assessment Phase I and Phase II evaluations.
Environmental Impact Statements
Should your project require it, Walden will prepare a full Environmental Impact Statement, in accordance with your local and State regulations, along with a scope defined by the Lead Agency.
Site Development Feasibility Analyses
Walden will evaluate your site and look at limiting factors, such as wetlands, steep slopes, zoning envelope, environmental restrictions, deed restrictions, easements, access limitations and the like, to determine to what extent your site is able to support your desired development.
Conceptual Site Design
Walden will develop an initial, preliminary design of your site, and prepare an initial cost estimate to give you a feel for whether the project is viable as originally envisioned. Conceptual designs which fail to produce a viable project are modified until such time as an acceptable, viable project is defined, or the project sponsor chooses to abandon the project. Financially viable projects may also be modified in order to recognize a cost saving, schedule reducing or other project enhancing benefit.
Walden will ensure that your site design includes, to the extent possible, innovative sustainable design elements for water supply, energy supply, storm-water treatment, sanitary sewer treatment, carbon footprint issues, and project resilience – up to and including LEED Platinum design.
Design Development Documents
Walden will prepare design drawings and other documents in a 30%-60%-90%-100% format, with full coordination with other design professionals (Architect, Traffic Engineer, Structural Engineer, Mechanical Engineer, Landscape Architect, etc.). This approach ensures that the project proceeds smoothly and is fully vetted and coordinated prior to preparation of the final Construction Contract Documents.
Cost Estimating and Opinion of Probable Costs
At each phase of design development, Walden will prepare a construction cost estimate to ensure that the project is continuing within original budget. This approach also avoids scope creep which could adversely affect the financial viability of the project.
Walden will prepare the full set of documents you need to issue a Construction Contract for the work required to construct your proposed facility.
- Bid Documents – Written documents which outline the bid process, defining the data and format required to submit a bid, logistics of where and when bid will be opened, insurance certificates required and all other pertinent information required by the invitation to bid (including engineering reports, due diligence data, etc.).
- Contract Specifications – Written documents outlining the specific requirements of the constructed facilities, including types, strengths and other physical features of specific materials, criteria for determining acceptable products, commissioning procedures and checklists, etc.
- Construction Drawings – Final drawings that are the result of the design development process, which define the actual way the facility will be constructed, and are part of the contract issued to the builder.
Walden will prepare the Design Report, which includes the original design intent and the log of all modifications that were developed during the design development process. It also includes all technical reports (hydrology and hydraulics, geotechnical, environmental, etc.) and design calculations (electrical, mechanical, structural, water supply, etc.).
Walden can provide you with full Construction Inspection services, whether Walden has designed the project or not. We perform site inspections and certification, review and approval of all catalog cut sheets and shop drawings, and answer any RFIs from the contractor.
Walden will be your commissioning agent, with knowledge of all aspects of the project since we are involved from the very beginning during concept analysis. We will prepare the Commissioning Document and Checklists, which define all commissioning procedures, when they are implemented and who will perform the commissioning activities.
Permitting Services (Land Use Boards, Building Departments)
Your plans will need to be approved by some and often many regulatory agencies. Walden will present your plans to the agencies in whatever format they require (simple submittal and review, a private presentation, a public meeting or a public hearing) and usher them through the regulatory process.
Neighborhood Meetings and Project Presentations
Occasionally, a project can be sufficiently contentious so that separate presentations to the public are deemed by the project sponsor to be beneficial. Walden will organize your neighborhood meetings and present the project, garnering comments from the public which will be invaluable when deciding on what, if any, portion of the project should be modified or revised prior to formal submittal to a regulatory agency (i.e., Planning and Zoning Commission, etc.).
